The maintenance and repair of your asset affect your profits.
We work with your management team and the operator’s technical team to manage your asset for optimum returns.
Excess water, air-conditioning, power or improper maintenance are all costs that affect your profits.

COST OPTIMIZATION

Many owners treat their hotels as trophy assets and, encouraged by hotel operators, lose sight of the business objectives. We conduct a review of all major costs and then implement a cost optimisation program on your behalf whilst preserving the Brand standards and experience provided to your guests.

BUDGET REVIEWS

We represent owners in the annual budget process to evaluate the need for any proposed capital expenditure and its impact of on your profitability as well as ensuring that proposed operational plans and budgets are aligned with your best interests and maximization of your asset’s potential.

HOTEL OPERATOR EVALUATION

  • Assess operator profile against the the asset and Owner’s vision. Present the asset and the Owner’s vision to operators and seek proposals.

  • Evaluate the proposals and make a recommendation to the Owner.

  • Review and negotiate hotel management suite of documents.

F&B
EVALUATION

  • Review and recommend F&B concepts based on positioning of the hotel.

  • For outsourced F&B: shortlist operators, present the asset and the owner’s vision, seek proposals and negotiate lease.

  • For Owner operations: Development of business plan, assistance and advice for interior design and branding, assistance on head chef interviews, menu cost optimisation and advice on the procurement process.

HOTEL REFURBISHMENT

We work closely with the operator, designer, contractors and manufacturers to deliver value for money improvements.

Our services include:

  • Guiding and shaping refurbishment plan and budget.

  • Conducting negotiations with interior designer and contractors.

  • Managing the interface with the operator.

  • Supporting the procurement process.

  • Facilitating a smooth handover from contractor to the operator/management.

We have unique relationships with all of the major hotel operators and can source hotel assets or find buyers that others cannot.
